I am Restin Joseph, the Founder and Managing Director of CMR Villa Projects. Our vision is to beautifully complete and hand over 1,000 homes by 2030, especially for Malayalis living in the Gulf. Over the past 12 years, we have started and completed the construction of more than 460 homes exclusively in the Kannur district. Most of these homes have been handed over to Malayalis residing in various Gulf countries.

Currently, over 80 villas are under construction across three projects in Kannur district, and 30 villas are also being developed in Changanassery. Another major project is located near Kunnappally Church, Elavoor, Angamaly, spread across 2.5 acres, with 30 luxury villas. A 3-bedroom, 3-bathroom villa is priced at ₹60 lakhs, and a 4-bedroom, 4-bathroom villa is priced at ₹70 lakhs. Each home can be 100% customized in terms of plan and elevation, based on the buyer’s preferences. All villas are constructed strictly according to Vastu principles.

Once a home is booked and construction begins, it will be completed and handed over within 6 months. If there is a delay due to the builder, the buyer needs to pay only 80% of the total cost. All common amenities will be completed and handed over by December 29, 2025. These include 24/7 security, CCTV, clubhouse, garden, gym, library, open stadium, children’s play area, barbecue counter, open well, borewell connection, municipality water connection, street lights, compound wall, 5-meter-wide tarred roads, interlock paving for each villa, individual garden, three-phase electricity, and driver’s accommodation for guests. More than 60 cents of land has been reserved for common use, and over 25 facilities are being provided as part of this project.
